Densification of Orschel-Hagen pilot project
Reutlingen, DE
Orschel-Hagen is a prototypically designed 'car-friendly city' with a population that has fallen from approx. 7,000 to 5,000. The study shows how the quality of the public spaces can be increased and the dominance of the car reduced at the same time by moderately increasing storeys and densifying the exceptionaly generously dimensioned open spaces.
It has been proven that approx. 800 additional apartments can be created and thus the urgently needed additional living space in Reutlingen can be created quickly and cost-effectively without further soil sealing and urban sprawl. At the same time the infrastructure with shops, gastronomy as well as intergenerational living can be realised. Additional rental income helps to keep the rental costs low in the existing buildings, which are in urgent need of renovation.
